The Sonoma Project
COMPrehensive roof replacement
Project Overview
This project involved the restoration of a residential duplex in Edmond, OK. The work primarily focused on addressing the extensive hail damage sustained by the property.
The scope of work included:
Shingle Roof Replacement: The existing shingle roof was replaced due to significant hail damage.
Decking Upgrade: Solid decking was added to ensure the roof met current code requirements.
Gutter Replacement: The damaged gutters were replaced after the roof work was completed.
The entire roofing project was completed in a single day, followed by the gutter replacement shortly thereafter.
The Challenge
The largest challenge in this project was the insurance claim process. Initially, the insurance company denied that there was any hail damage to the roof at all. After our thorough inspection, we found significant damage from 2-inch hail that warranted a complete roof replacement. The first adjuster assigned to the claim denied a second inspection, forcing us to involve the homeowners' insurance agent to request a new adjuster and a reinspection.
Upon reinspection, it was discovered that the previous adjuster had inspected the wrong property. The new adjuster recognized the extensive damage and approved a full roof replacement, including code upgrades for the decking and replacement of all gutters. This approval resulted in a final estimate of $24,000, a significant improvement over the initial blanket denial of $0.
Our Solution
Our team approached the project with a well-coordinated plan to ensure efficient and high-quality results. The steps were as follows:
Early Start and Removal: Our crew arrived on-site at 7 am to begin the removal of the existing roof and gutters. By 10 am, we had completely removed the old roofing materials down to the existing decking.
Decking Upgrade: To comply with current building codes, we installed new 1/2" OSB over the existing skip decking. This upgrade was crucial for providing a solid foundation for the new shingles.
Shingle Installation: By 12 pm, we began installing the GAF Timberline HDZ shingles in Weathered Wood color. These shingles are known for their durability and wind resistance, ensuring long-term protection and enhancing the property's curb appeal.
Final Cleanup: By 5 pm, the roof installation was nearly complete, and we started the final cleanup process. This included ensuring all debris was removed from the property and that the work area was left clean and tidy.
Our meticulous approach and efficient workflow allowed us to complete the roof installation in a single day, minimizing disruption to the homeowners.
